Throughout our years in this industry, we have been assigned properties presenting a variety of management challenges. As a result, we have evolved into an extremely versatile management company. Although we specialize in Hospitality Management, we also manage office buildings, convenience stores, storage rental, restaurants, warehousing, residential and retail. Disposition / Liquidation
Court Appointed Receivership, (a.k.a. “Keeper” in Louisiana) is a highly effective method for repossessing and gaining control of a distressed asset when the borrower has defaulted. However, it is only as good as the Receiver that has been appointed to the case. With over 30 years of experience in this field, AMREX brings our expertise and knowledge of the laws that govern Receivers and how to most effectively use those powers in association with the Receiver assignment. These laws can differ by state, so we continue to study the nuances within the law to insure we implement our powers properly. Once appointed by the court, AMREX will repossess and secure the property using the experience and resources we have acquired over the years. We will then select a management solution based on the needs of the asset. Environmentally impacted properties can present the note holder with a number of problems. AMREX has been assigned assets with a variety of environmental compliance issues, such as UST’s (Underground Storage Tanks), poultry processing plant and industrial waste run off. Receivership provides a layer protection to the note holder from having to take title.
Managing the disposition of assets is challenging at times and therefore requires experience and resources to achieve a successful liquidation process. Through our many years managing the disposition of assets we have acquired a network of qualified buyers and investors that we use as a very effective marketing tool. Depending on the type of asset, we have found that in many cases a direct marketing approach to our buyers yields the best results. Some assets are best suited for national and even international marketing in order to give them the maximum exposure needed to realize the best results for creditors. There are other occasions where we may recommend an online auction, which we can facilitate through our auction program. There will be circumstances where a managed Liquidation can sometimes be a difficult process with an asset that is operating as an ongoing concern. AMREX understands the complexities associated with a liquidation effected by the dynamics an operating business brings.
We have repossessed many different types of properties. Hotels, yachts, planes, warehouses, convenience stores and office buildings are some examples. AMREX has the resources available to successfully repossess a variety of properties no matter where they are located. Once the property has been repossessed, we begin the management phase and secure the asset. This will give the creditors comfort in knowing that the value of their asset is being preserved.
